estimating ad revenue

We own a vertical B2B portal. We have plans to take it
further and make it a full-fledged e-commerce site. We
are faced with a simple problem. We want to estimate
the kind of revenue we could earn thru ads especially
as we are a targetting a highly focussed market
segment. We know we are sitting on some substantial
advertising space but are unable to value the same. I
want to know how to value my advertising revenue. What
methodology can I apply? I would appreciate some help
and guidance in this matter.
