Selling Ads Pre-Launch

Hello All -

I am getting ready to launch a new Web site, which has
generated a substantial amount of interest from
advertisers. However, they are hesitant to sign a
contract without any numbers to go by. The site has a
complimentary newsletter, which we have been sending as
a precursor to the site's launch to a list of 45,000.
The list has held steady at 45,000 for over three
months (14 newsletters). Does anyone have any advice on
how to get potential advertisers to sign on for a site
that has yet to launch? Could we make any sort of
impression estimations based on our newsletter list?
Any help would be greatly appreciated.
