Adding banners to environmental site

I work for a non-profit organization which has six
divisions, each with its own web site. We are just
beginning to explore the use of banner advertising as a
possible source of income. We would only want
advertising that is relevant to our sites, which mostly
deals with environmental issues. I have the following
questions:

1. Where and how would I go about looking for the type
    of advertisers I want?
2. What do you charge advertisers to banner advertise on
    your site?
3. What should the contract contain to protect both
    parties?

Anything else I am missing?
