Value and Conversion

I would like to find out how valuable the banner ads on our site are.
Let me explain, by way of background, our situation. Our company
provides a free marketing solution for real estate
agents that includes a website. Since our first product release in
January of 2003 we have signed up over 6200 realtors and are on track to
sign up 20,000 agents by this August. Some of these realtors have
subscribed to our service (and many more will) but the bulk are now
using our free product. These websites serve banner ads which we can
sell - and they are generating a ton of traffic. The question is, what
are these ads worth? We are using Adjuggler to serve these banners and
can serve based on many things. For example we could serve to only
Remax Agent sites in California and North Dakota.

I believe that these ads should be valuable as the sites are highly
specific. Only people looking at buying or selling a house go to a
realtors site so clients include: moving companies, home renovation
companies, appliance manufacturers and retailers, carpet cleaning,
landscaping, painting lawyers, mortgage brokers, banks - and a lot more.

I have a second question. We are primarily using email and SEO to drive
real estate professionals to our site to sign-up.
Our conversion rate hovers consistently around 10-15% (average 13.5%).
Is this good for a free product? Could we be doing better? Does anyone
have any experience with conversion rates?
