Web site optimization

I would like to get an opinion on web site optimization. I work for a
real estate agent referral company that provides free information to
consumers- demographics, community information, school
information, free email and a host of other services. We also have
personal relocation coordinators who call consumers who register
on our website to see if we can help them in finding a real estate
agent. Again this service is free.

We advertise in Google and Overture. In the real estate industry, to
advertise a real estate listing in Overture, the cost per click in key
cities can be cost prohibitive. In some cities the cost is up to
$4/click.

When our site was first developed three years ago and submitted to the
search engines we had cities and states that were indexed and that we
receive a good amount of traffic from as a result.

We are now looking for traffic for certain key cities that were not
indexed in the search engines, and my feeling is that we need to
optimize our site and then resubmit the listings to the Major Search
Engines. I believe this is the most cost effective way for our site to
receive more targeted traffic. We do not allow advertising on our site,
either by form of banner advertising or pop-ups, so our budget is very
limited as far as what we can spend on driving traffic to the site.

The other problem we have is that the majority of traffic that enters
our site exits soon after visiting without registering their
information. I believe that more consumers would register if they
understood the benefits they would receive, FOR FREE, by registering
their information. I am wondering how we should position these benefits
on our site to increase our number of registrations.

Any suggestions the group might have regarding this matter would be
greatly appreciated.
