First thing to consider is are they buying your
website or just your URL?

If it's the URL, there are obvious traits inherent to
the value...length, extension, hyphens, # of words, #
of incoming links, traffic levels, etc.

If it's the entire web site they are buying, then add
value for any sales potential the site might generate
(if it's an ecommerce site) or lead generating ability
or other revenue driver. Or just add value for the
existing site itself (replacement cost to redevelop
the site might be a realistic starting point).
