Trying to Safely Buy an Existing Website

Hello,

Our company intends to soon do some purchasing of existing websites. The
problem is that research hasn't assuaged fears of being ripped off. Even with
a written contract, unscrupulous management of a website could take money
intended for domain transfer and then not hand over control of the site. Is
there a good safeguard for this, like using some sort of third-party service?
