ONLINE-ADS>>selling ad space

Hello,

I have recently been put in charge of selling space for ad banners on my
companies Web site.

After our marketing push we have projected about 5,000 page views per
day. Although this may not seem like a great deal, our audience
occupies a narrow niche in the computer industry, and is in my view, a
highly desirable target group.

so thats the background, and now here is my question.

What will companies that I solicit ads from need to know before they can
make a decision as to whether they want to advertise or not.

Do larger companies, who do have a budget for buying ad banner space
have their own policies with respect to things like what they will pay,
when they pay, what size banners they can supply, and what model they
base payment on (clickthrough, impressions, etc.) - or is this stuff
that my company will dictate?

I have a million questions, and what I guess I really want to know is if
there is a starting place - some standardized models of how to go about
selling ad space, or are most agreements unique according to the
particular conditions.

any help would be greatly appreciated.
